Mortgage rates are currently at their lowest point since October 2024, with the average 30-year fixed mortgage rate sitting at 6.23%, down three basis points from the previous week. This is a significant drop from a year ago when the average rate was 6.81%. Similarly, the 15-year fixed rate has also decreased to 5.51%, down three basis points from the previous week, with a year-ago average of 6.10%.

According to the latest Zillow data, here are the current mortgage rates:
– 30-year fixed: 6.00%
– 20-year fixed: 5.86%
– 15-year fixed: 5.50%
– 5/1 ARM: 6.11%
– 7/1 ARM: 6.15%
– 30-year VA: 5.44%
– 15-year VA: 5.10%
– 5/1 VA: 5.11%

These rates are national averages and rounded to the nearest hundredth. It’s important to note that refinance rates can be higher than purchase mortgage rates, but this isn’t always the case.

When it comes to mortgage rates, there are two main types: fixed and adjustable rates. A fixed-rate mortgage locks in your rate for the entire life of your loan, while an adjustable-rate mortgage keeps your rate the same for the first few years before changing it periodically.

Factors that can influence your mortgage rate include your credit score, debt-to-income ratio, down payment amount, and the state of the economy. Generally, lenders offer lower rates to borrowers with higher credit scores and lower DTI ratios.
