Alterra Mountain Co. Eyes Lease at Steel House in Denver’s RiNo Neighborhood

Alterra Mountain Co., the ski resort owner behind the Ikon Pass, is considering a lease at the new office building at 3100 Brighton Blvd. in Denver’s RiNo neighborhood, according to multiple sources.

The potential move would see Alterra relocate its headquarters from Zeppelin Station to the 12-story, 320,000-square-foot Steel House building. The company currently occupies just under 40,000 square feet at Zeppelin Station and is expected to expand its footprint with the new lease.

While Alterra spokeswoman Kristin Rust stated that no lease has been signed elsewhere, sources indicate that the company is actively exploring options for a new office space.

Steel House was completed earlier this year by Beacon Capital Partners and Elevation Development Group. Alterra, a privately owned company formed in 2017, moved into Zeppelin Station upon its completion in 2018. The company’s current lease at Zeppelin Station runs through 2029 with an option to terminate early in 2026.

Alterra’s potential move from Zeppelin Station would have significant implications for the building, which has been under receivership for the past year and a half at the request of lender Wells Fargo. The receiver, Stapleton Group, has been working to retain Alterra as the building’s largest tenant.

Despite efforts to market the building for sale, Wells Fargo recently indicated its intention to pursue a nonjudicial foreclosure, halting the sale process. Alterra’s possible relocation to Steel House could mark a new chapter for the company in a rapidly evolving Denver real estate landscape.
