Mortgage rates have been relatively stable, with only minor fluctuations up or down. According to Freddie Mac, the national average for a 30-year fixed mortgage this week is 6.18%, compared to 6.85% a year ago. The 15-year fixed rate is currently at 5.50%, up from 6.00% at this time last year.

Zillow data provides a breakdown of current mortgage rates. The rates for various loan terms are as follows:
– 30-year fixed: 6.10%
– 20-year fixed: 6.00%
– 15-year fixed: 5.52%
– 5/1 ARM: 6.26%
– 7/1 ARM: 6.26%
– 30-year VA: 5.62%
– 15-year VA: 5.31%
– 5/1 VA: 5.25%

It’s important to note that these rates are national averages and are rounded to the nearest hundredth. Additionally, mortgage refinance rates tend to be slightly higher than rates for purchasing a home.

When considering mortgage options, borrowers can choose between fixed-rate and adjustable-rate mortgages. A fixed-rate mortgage locks in the interest rate for the entire loan term, providing stability in monthly payments. On the other hand, an adjustable-rate mortgage offers an initial fixed rate for a set period before adjusting periodically based on market conditions.

The choice between a 30-year and 15-year fixed-rate mortgage depends on individual financial goals. A 30-year term offers lower monthly payments but higher overall interest costs, while a 15-year term allows for quicker loan repayment and substantial interest savings.

Economists predict that mortgage rates will remain relatively steady in the coming years. According to forecasts from the Mortgage Bankers Association (MBA) and Fannie Mae, 30-year fixed rates are expected to hover around 6% through 2027, with potential slight fluctuations.
