One key indicator is the improvement in sales in China’s major cities. Existing home sales in five of the largest Chinese cities have seen a significant increase of over 30% compared to a year ago. This surge in secondary home sales is a promising sign for the market.

UBS now predicts that China’s home prices could stabilize as early as early 2026, ahead of their previous forecast of mid-2026. They also expect that secondary transactions could account for half of the total transactions by 2026.

The analysts at UBS have identified four factors that indicate a possible inflection point in the property market. These include low inventory, a rise in land prices, increasing secondary sales, and a growth in rental prices. While most of these factors have shown improvement, rental prices are yet to see a significant rise.

Chinese policymakers have also taken steps to support the property sector, which plays a crucial role in the country’s economy. Despite the challenges faced by major developers like Evergrande and a significant decline in property sales since 2021, there is optimism that the market could be nearing a bottom.

Other financial institutions, such as S&P Global Ratings and Macquarie, have also expressed confidence in a potential stabilization of the real estate market. Factors such as surging secondary sales, falling unsold inventory levels, and a narrowing gap between mortgage rates and rental yields are seen as positive indicators.

Foreign investors are also showing interest in China’s property market, with investments from Singaporean developers and investment funds. Invesco, for instance, has formed a joint venture with a Chinese company to invest in rental housing development near Beijing’s Winter Olympics site.

Data reflects a struggling property market, with real estate investment falling in the first two months of the year. Developers are also facing financial difficulties, with some major players being put on credit watch or downgraded by rating agencies.
