Mortgage rates have seen an increase across most term lengths today, based on data from Zillow. The average 30-year fixed rate has risen by nine basis points to 6.70%, while the 15-year fixed rate is up five basis points to 6.95%. Additionally, the 5/1 adjustable-rate mortgage (ARM) rate has climbed by 15 basis points to 6.88%.

Looking ahead, the Federal Reserve is set to meet this week, but it is unlikely that mortgage rates will drop as a result. The CME FedWatch tool suggests a 97% chance that the Fed will maintain its rate rather than making a cut during this meeting. Therefore, potential homebuyers should not wait for lower rates and should proceed with their plans if they are prepared to do so.

Here are the current mortgage rates according to Zillow:

– 30-year fixed: 6.70%
– 20-year fixed: 6.28%
– 15-year fixed: 5.95%
– 5/1 ARM: 6.88%
– 7/1 ARM: 7.13%
– 30-year VA: 6.24%
– 15-year VA: 5.66%
– 5/1 VA: 6.32%

It is important to note that these rates are national averages and rounded to the nearest hundredth. Similarly, the current mortgage refinance rates are slightly higher than purchase rates, as shown below:

– 30-year fixed: 6.75%
– 20-year fixed: 6.49%
– 15-year fixed: 6.08%
– 5/1 ARM: 7.37%
– 7/1 ARM: 7.47%
– 30-year VA: 6.33%
– 15-year VA: 6.07%
– 5/1 VA: 6.43%

For individuals looking to calculate their potential monthly mortgage payments based on these rates, utilizing a mortgage calculator can be beneficial. By inputting factors such as property taxes and homeowners insurance, borrowers can gain a better understanding of their total monthly payment beyond just principal and interest.

When considering different mortgage terms, it is essential to weigh the pros and cons of each. For instance, a 15-year mortgage typically comes with a lower interest rate but higher monthly payments compared to a 30-year term. Therefore, borrowers must evaluate their financial goals and capabilities before selecting a mortgage term.

Adjustable-rate mortgages (ARMs) are another option to consider, as they offer lower initial rates but carry the risk of potential rate increases in the future. Shopping around for the best lenders and rates is crucial when deciding between fixed and adjustable rates.

Ultimately, factors such as down payment amount, credit score, and debt-to-income ratio play a significant role in determining the mortgage rates offered by lenders. By improving these financial aspects, borrowers may qualify for lower rates and better terms.

In conclusion, while mortgage rates may not see a significant drop in the near future, it is important for potential homebuyers to carefully assess their options and secure the best possible rates for their individual financial situations.
