Now, let’s take a look at the latest second mortgage rates. The average HELOC rate currently stands at 7.20%, which is a three basis point decrease from the previous month. On the other hand, the national average rate for a home equity loan is 7.47%, representing a three basis point increase from the previous month.

It is important to note that home equity interest rates operate differently from traditional mortgage rates. Second mortgage rates are typically based on an index rate plus a margin. The prime rate, which currently sits at 6.75%, is commonly used as the index. For example, if a lender adds a 0.75% margin, the resulting HELOC rate would be 7.50%.

When shopping for lenders offering second mortgage products, such as HELOCs or home equity loans, it’s crucial to consider factors such as your credit score, existing debt levels, and the loan-to-value ratio of your home. Different lenders may offer varying interest rates, so it’s advisable to compare multiple offers to secure the best deal.

One financial institution currently offering a competitive HELOC APR is FourLeaf Credit Union, with a rate of 5.99% for the first 12 months on lines of credit up to $500,000. This introductory rate will convert to a variable rate after the initial period expires.

While interest rates for second mortgages can vary significantly, the national averages for adjustable-rate HELOCs and fixed-rate home equity loans are 7.20% and 7.47%, respectively. These figures serve as benchmarks for borrowers to evaluate potential offers.
