Drive around America’s commercial real estate landscape and you’ll start to notice a common trend – the transformation of buildings for new purposes. From bowling alleys turned churches to former Sears stores becoming self-storage facilities, these examples showcase the adaptability of real estate in response to changing demands.

This phenomenon is not a lack of foresight but rather a result of capital being invested years before the actual need arises, which is a common occurrence in the industry. Currently, the largest bet in corporate history is unfolding across states like Texas, Ohio, Wisconsin, and Louisiana. Tech giants like Alphabet, Microsoft, Meta Platforms, and Amazon are projected to spend nearly $700 billion this year, primarily on artificial intelligence data centers.

Wall Street views each increase in these tech companies’ budgets as a positive sign, driving up stock prices. However, entrepreneur Mark Cuban has a different perspective. Drawing parallels to the fiber-optic buildout of the past, he warns that the current AI data center boom could face similar challenges. The overinvestment in infrastructure based on future demand predictions may result in excess capacity and underutilized assets.

Cuban’s concerns stem from the multi-year commitments to physical assets that may become obsolete faster than anticipated. The rapid advancements in technology could render a significant portion of the current data center capacity redundant. This could lead to many data centers sitting idle or repurposed for alternative uses like pickleball courts.

While Cuban doesn’t believe this situation mirrors the dot-com bubble of 2000, he highlights the risks associated with institutional investments in AI infrastructure. Venture capital firms, private equity funds, and infrastructure backers have heavily invested in this space, potentially facing significant losses if the demand for AI data centers doesn’t meet expectations.

From a broader perspective, the escalating capital spending by tech giants poses risks to individual investors as well. With a substantial portion of the S&P 500 now dominated by these companies, many retirement accounts are indirectly exposed to the AI capital spending spree. The repercussions of any downturn in this sector could have widespread implications for the stock market and the economy.

As the debate on the sustainability of AI data center investments continues, it’s essential to monitor the financial disclosures of these tech companies and the trajectory of their capital spending. Just like the dark fiber that eventually found utility in enabling widespread internet access, the fate of today’s AI data centers remains uncertain. The key question is who will bear the financial burden if these investments don’t yield the expected returns.
