The current national average HELOC rate remains at a historic low, as reported by analytics company Curinos. There is a possibility for HELOC rates to decrease further if the Federal Reserve decides to lower interest rates at its upcoming meeting on December 10.

Based on Curinos data, the average weekly HELOC rate stands at 7.64%. This rate is calculated for applicants with a minimum credit score of 780 and a maximum combined loan-to-value ratio (CLTV) of 70%. Homeowners have a substantial amount of equity tied up in their homes, reaching nearly $36 trillion by the end of the second quarter of 2025, according to the Federal Reserve.

With mortgage rates hovering just above 6%, homeowners may be hesitant to let go of their primary mortgage, making selling their house less appealing. Instead, accessing the locked-in value of their home through a HELOC can be a viable alternative.

HELOC interest rates differ from primary mortgage rates, as they are based on an index rate plus a margin. Typically, the prime rate serves as the index, which currently stands at 7.00%. Lenders have the flexibility to set the margin, affecting the overall HELOC rate.

It is crucial for homeowners to shop around for the best HELOC rates, as lenders have the flexibility to adjust pricing based on various factors such as credit score, existing debt, and the credit line compared to the home’s value. Additionally, introductory rates offered by some lenders may only last for a limited period before transitioning to an adjustable rate.

By opting for a HELOC, homeowners can access their home equity without giving up their low-rate mortgage. The best HELOC lenders offer low fees, fixed-rate options, and generous credit lines, allowing homeowners to utilize their equity as needed.

One such offer from FourLeaf Credit Union includes a HELOC rate of 5.99% for 12 months on lines up to $500,000. It is essential for borrowers to understand both introductory and variable rates, along with fees, repayment terms, and minimum draw amounts.

The flexibility of a HELOC lies in the ability to borrow only what is needed and leaving the remainder of the credit line available for future use. Rates vary among lenders, ranging from around 6% to as high as 18%, depending on creditworthiness and diligence in shopping for the best deal.

For homeowners with low primary mortgage rates and substantial home equity, now could be an opportune time to consider a HELOC. By leveraging the cash drawn from their equity, homeowners can fund home improvements, repairs, upgrades, or even indulge in leisure activities, provided they can repay the balance promptly.

It is important to note that HELOCs typically have a draw period followed by a repayment period, with variable rates that can impact monthly payments. While a HELOC can provide financial flexibility, it is advisable to borrow and repay the balance within a shorter timeframe to avoid long-term debt obligations.
