Located at 13, 15, and 17 Glenda Drive, directly across from Pak’n Save and Mitre 10 Mega, the collective 3456 square meter site is divided into three separate titles.
The front title, measuring 1376 square meters, holds a rateable value of $3.10 million.
The two rear titles are sized at 1085 square meters and 995 square meters, valued at $2.2 million and $2.4 million respectively, with the latter including a three-bay workshop equipped with office and amenity areas.
This property is for sale through a deadline private treaty process, concluding on April 30. Interested buyers have the option to bid on one, two, or all three titles.
James Valentine, a commercial broker with Colliers, who is marketing the property alongside Rory O’Donnell, commented, “It’s right in the heart of that top of Glenda Drive area which is becoming more of that flashy kind of trail retail, almost.”
Valentine, who has been active in the market for the past five years, remarked on the unique nature of this offering, saying, “I haven’t seen anything like this. It can appeal to such a wide range of end users, whether it’s developers looking to spec [build] something, an investor who’s got a tenant or an owner-occupier.”
O’Donnell added that they anticipate bids to meet or exceed the sites’ rateable values, noting, “It sort of opens up to quite a broad market because there’ll be individual people focused on a single site or there could be people interested in the whole site or parts of it.”
Access to the rear sites is facilitated by a shared right of way.
