Mortgage rates have been on a rollercoaster ride lately, but they are currently at their lowest point in over a year. According to Zillow, the average 30-year fixed mortgage rate is 6.15%, while the 15-year fixed rate is 5.57%.

With rates so favorable, now could be a great time to consider buying a house. The current mortgage rates, according to the latest Zillow data, are as follows:

– 30-year fixed: 6.15%
– 20-year fixed: 5.97%
– 15-year fixed: 5.57%
– 5/1 ARM: 6.38%
– 7/1 ARM: 6.45%
– 30-year VA: 5.69%
– 15-year VA: 5.25%
– 5/1 VA: 5.70%

It’s important to note that these rates are national averages and rounded to the nearest hundredth. Mortgage refinance rates are also available, with the current rates being slightly higher than purchase rates.

When deciding between a 15-year and 30-year mortgage, it’s essential to consider the interest rates and monthly payments. A 15-year mortgage typically comes with a lower interest rate, meaning you’ll pay less in interest over the life of the loan. However, your monthly payments will be higher because you’re paying off the loan in half the time.

Adjustable-rate mortgages (ARMs) can offer lower initial rates, but they come with the risk of rates increasing after the initial period. It’s crucial to weigh the pros and cons of fixed and adjustable rates before making a decision.

To secure the lowest mortgage rates, aim for a higher down payment, excellent credit score, and low debt-to-income ratio. You can also consider buying down your interest rate by paying for discount points at closing or opting for a temporary interest rate buydown.

Overall, mortgage rates are not expected to drop significantly in the near future. Factors such as the government shutdown, inflation, tariffs, and Federal Reserve actions will continue to influence rates.

If you’re considering buying a home or refinancing your mortgage, now could be an optimal time to take advantage of the current low rates. Be sure to shop around for the best lenders and rates to find the most competitive offer for your financial situation.
