Prior to Mamdani’s tenure, his associates had already signaled their intentions to take control of buildings from private landlords by implementing what they consider to be inequitable policies.
These measures include freezing rent and imposing additional financial obligations on landlords, making property management untenable and potentially leading to business closures.
This situation could allow the city to assume control.

Democratic Socialists’ initiatives to freeze rents and dismiss significant investment returns for landlords are causing apprehension among some property owners in New York City. These owners argue that escalating costs and restrictive housing policies are threatening the survival of family-run enterprises.
“It shows how flawed the system is in its entirety and how inefficient everything is here,” New York landlord Jose Tur told Fox News Tuesday.
Tur shared that his late grandfather, who established their family’s real estate business after emigrating from Cuba, faced numerous challenges. He emphasized that discussions about landlord profits often ignore the difficulties encountered by small property owners.
He recounted an incident where his grandfather, after purchasing his first apartment building in 1979, was mugged at gunpoint by a tenant with a long-standing rent default. This traumatic event led to a stroke, and his grandfather died two weeks later at age 99.
Another landlord, Natalia Bonanno, expressed her family’s struggles amid perceived hostility from the far left, citing rising operational costs that compromise the financial viability of rent-stabilized buildings.
The strategies of the DSA and Mamdani’s administration may have unintended consequences.
The city lacks the resources and workforce necessary to efficiently manage residential properties citywide. This could lead to deteriorating conditions and a decline in the city’s quality of life, creating a negative cycle.
