Maintaining industry-leading gross margins of 25%, PulteGroup attributed this success to disciplined land underwriting and a balanced price-pace approach that prioritizes returns over volume. By intentionally reducing finished spec inventory to 1.3 homes per community, the company was able to sell from a position of strength and reduce incentive loads by 50 basis points sequentially. Regional performance variations were attributed to local demand drivers, with Florida showing 19% order growth while the West remained the slowest region to recover.

PulteGroup leveraged its diversified business platform to navigate macroeconomic uncertainty, global tensions, and interest rate volatility, which caused week-to-week consumer variability. Looking ahead, the company reaffirmed its full-year 2026 closing guidance of 28,500-29,000 homes, with a focus on achieving a long-term order mix of 60% build-to-order and 40% spec. They anticipate community count growth of 3%-5% for the remaining quarters of 2026 as new land assets are brought online.

Despite operational risks and structural shifts, including rising commodity costs and the divestiture of the ICG business, PulteGroup maintained a conservative debt-to-capital ratio of 12.3%. They also highlighted the sustainability of lower house costs and trade concessions, as well as the expansion of the ‘Explore by Del Webb’ product line targeting Gen X buyers approaching retirement.
