U.S. Rep. Marjorie Taylor Greene (R-GA) has recently introduced the “No Tax on Home Sales Act,” a bill that aims to eliminate federal capital gains tax on the sale of primary residences. This move comes in response to the current housing market conditions where home values have surged, making it difficult for homeowners to sell without facing substantial tax bills.

Under the current tax laws, homeowners are allowed to exclude up to $250,000 ($500,000 for joint filers) of capital gains from the sale of their primary residence. However, this exclusion was set back in 1997 when home prices were significantly lower. As a result, an estimated 29 million households have accumulated more equity than the federal capital gains tax exclusion allows for single filers.

Greene believes that eliminating the capital gains tax on home sales would be a significant relief for families who have worked hard to build equity in their homes. She argues that the current tax burden is outdated and unfair, especially given the skyrocketing home prices in recent years.

The proposal has already caught the attention of U.S. President Donald Trump, who sees it as a potential incentive for individuals who are in need of financial assistance. With home prices on the rise, many prospective buyers are finding it increasingly difficult to afford a home, leading to a shortage in the housing supply.

Experts attribute the housing supply shortage to various factors, including difficulties in finding and zoning land in desirable areas. Federal Reserve Chair Jerome Powell has also highlighted the issue of inadequate housing supply, emphasizing the need for more affordable housing options.

In addition to addressing the housing supply shortage, Greene believes that her bill could also help boost the nation’s housing supply by removing the tax obstacle that may discourage homeowners from selling. Furthermore, the rise in home prices reflects the steady march of inflation over time. Real estate has long been considered a go-to investment for those looking to hedge against inflation, as property values often climb in tandem with inflation.
