In July 2024, the 30-year fixed rate was 6.12%, and the 15-year fixed rate was 5.35%. Fast forward to today, and both rates have gone up by over 40 basis points. Despite this increase, experts suggest that now may be a good time to lock in a mortgage rate, as rates are not expected to significantly drop in the near future.

– 20-year fixed: 6.36%
– 15-year fixed: 5.76%

– 7/1 ARM: 7.12%
– 30-year VA: 6.22%
– 15-year VA: 5.58%
– 5/1 VA: 5.94%

These rates are national averages and rounded to the nearest hundredth. It’s essential to keep in mind that mortgage refinance rates are typically higher than rates for purchasing a home.

When it comes to choosing between a 30-year and a 15-year mortgage, there are key considerations to keep in mind. While a 30-year term may result in lower monthly payments, a 15-year term can save you money in the long run due to a lower interest rate.

It’s crucial to understand the difference between fixed-rate and adjustable-rate mortgages. With a fixed-rate mortgage, your rate remains the same throughout the life of the loan, providing stability and predictability. On the other hand, an adjustable-rate mortgage offers a lower initial rate that can fluctuate after a set period.
