Home sales have shown signs of improvement for the third consecutive month in November, according to data released by the National Association of Realtors. Despite this positive trend, 2025 is expected to see the lowest home sales in 30 years.

Existing home sales increased by 0.5% from October to a seasonally adjusted annual rate of 4.13 million. The boost in sales can be attributed to lower mortgage rates, which have remained around year-to-date lows of 6.2%. This fall in mortgage rates has improved affordability conditions for potential homebuyers.

“The low mortgage rate conditions of this autumn compared to the early part of the year is clearly helping some of the affordability conditions,” said Lawrence Yun, chief economist at NAR.

However, the housing market continues to face challenges such as high prices, elevated mortgage rates, and consumer unease. Home sales for the year are on track to be the lowest since 1995, with November’s improvement falling below analysts’ expectations of a 1.2% gain.

Sales saw a regional variation, with increases in the Northeast and South, flat sales in the West, and a drop in the Midwest. Overall, sales are down 1% compared to the previous year. The winter months typically bring a seasonal slowdown in sales activity.

Housing inventory decreased by 5.9% to 1.43 million units in November compared to October, but it is still a 7.5% improvement from the same period in 2024.

Looking ahead to 2026, Selma Hepp, chief economist at Cotality, highlighted that the health of the labor market and inflation trends will play a crucial role in shaping the housing market. “A rebound in the housing market hinges on a solid labor market, income growth, and economic resilience amid the continued affordability crisis, elevated mortgage rates, and consumer discontent,” Hepp stated.

In conclusion, while there have been recent improvements in home sales, the housing market is still facing significant challenges. The outlook for 2025 remains uncertain, with the health of the labor market and economic factors influencing the market’s trajectory.
