Mortgage and refinance interest rates today, January 30, 2026: Lingering near one-year lows

Mortgage and refinance rates have been holding steady just above one-year lows, according to recent data from Freddie Mac. The 30-year fixed mortgage rate for the week averaged 6.10%, down from 6.95% a year ago. Similarly, the 15-year fixed rate saw a one-week average of 5.49%, compared to 6.12% a year ago.

Zillow’s latest data shows the following national average mortgage rates:
– 30-year fixed: 5.87%
– 20-year fixed: 6.11%
– 15-year fixed: 5.43%
– 5/1 ARM: 5.93%
– 7/1 ARM: 5.90%
– 30-year VA: 5.49%
– 15-year VA: 5.13%
– 5/1 VA: 5.36%

For mortgage refinance rates, Zillow reports:
– 30-year fixed: 6.06%
– 20-year fixed: 5.96%
– 15-year fixed: 5.56%
– 5/1 ARM: 6.33%
– 7/1 ARM: 6.30%
– 30-year VA: 5.56%
– 15-year VA: 5.20%
– 5/1 VA: 5.19%

It’s important to note that these rates are national averages and have been rounded to the nearest hundredth. Mortgage refinance rates are typically higher than rates when purchasing a home.

When considering a mortgage, it’s crucial to understand the impact of your interest rate on your monthly payments. Fixed-rate mortgages lock in a rate for the entire loan term, providing predictability in payments. On the other hand, adjustable-rate mortgages offer an initial fixed period before adjusting periodically based on market conditions.

Mortgage rates have seen a slight decrease since the end of May, with home loan rates still lower than a year ago. Economists anticipate minimal fluctuations in mortgage rates through the end of 2026. According to Freddie Mac, the national average 30-year mortgage rose slightly to 6.10%, while the 15-year mortgage rate increased to 5.49%.
