The shift towards online shopping has been a significant challenge for brick-and-mortar stores in malls since the 1990s, with e-commerce taking a toll on physical retail locations. The Covid-19 pandemic further exacerbated the situation, leading to closures and financial struggles for many retailers over the past six years.

One such example is Boatworks at Tahoe LLC, a Lake Tahoe shopping mall and hotel owner, which recently filed for Chapter 11 bankruptcy protection to avoid a foreclosure auction scheduled for Aug. 12. The owner of Boatworks Mall and Inn at the Boatworks in Tahoe City, California, listed assets and debts ranging from $10 million to $50 million in its bankruptcy petition filed in the U.S. Bankruptcy Court for the Eastern District of California.

The bankruptcy filing came after Citizens National Bank of Texas issued a notice of default on a $14.4 million loan due to non-payment of property taxes and lack of insurance coverage. Managed by San Francisco-based firm MJD Capital Partners, Boatworks at Tahoe aims to restructure its business through Chapter 11 reorganization to prevent foreclosure and keep the business operational.

MJD’s Chapter 11 filing triggers an automatic stay on all legal actions against the debtor, allowing the business to continue operating while it navigates the bankruptcy process. The company’s long-term vision includes a mixed-use redevelopment plan that would enhance the mall’s retail offerings and preserve its unique character, according to Marie Murphy of MJD Capital Partners.

The property, which was acquired by MJD in 2019 with plans for a major rebuild, was set for demolition in 2024 to make way for an 80-room hotel, 31 condominiums, and additional retail space. However, these redevelopment plans never materialized, leading to financial difficulties for the owner.

Boatworks Mall, known for its mix of retail, office, and non-profit tenants, has been a cornerstone of the Tahoe City community since it opened in 1978. With a diverse range of businesses, including boutique shops, jewelry stores, and even a local library branch, the mall has been a focal point for locals and visitors alike.

Unfortunately, Boatworks is not the only upscale mall facing financial challenges in the current retail landscape. Blackhawk Plaza in Danville, California, also filed for Chapter 11 protection earlier this year due to defaulted loans and a decline in business following the pandemic. The upscale community of Blackhawk Plaza, known for its high-end retail and dining options, has struggled to recover from the economic impact of the health crisis.

As the retail industry continues to evolve, mall owners and operators must adapt to changing consumer preferences and market conditions to stay competitive. By exploring innovative redevelopment strategies and financial restructuring options, businesses like Boatworks at Tahoe and Blackhawk Plaza can potentially revitalize their properties and secure their future in the ever-evolving retail landscape.
