Dealing with squatters in rentals and vacant homes has become a growing issue, especially with the rise of fraudsters targeting vulnerable individuals in need of housing. Recently, a homeowner in Windsor Mill, Maryland, experienced this firsthand when an unknown family of four moved into his property without permission.

Mike Haskell, the homeowner, had spent tens of thousands renovating his four-bedroom, two-bath home and was just 24 hours away from finalizing a sale when he received a call from the potential buyer. The buyer had noticed a U-Haul parked outside the property and alerted Haskell, who was shocked to learn that strangers had taken up residence in his home.

Upon investigation, Haskell discovered that the locks had been changed, and the sale sign had been removed. Despite calling the Baltimore County Police Department, the situation was treated as a civil matter, and the squatters were not immediately removed.

The squatters admitted to unlawfully occupying the property and acknowledged that their presence was interfering with the sale. They claimed to have found the home through a social media advertisement offering housing in exchange for a one-time fee of $7,500. After negotiations, Haskell was able to convince the family to vacate the property in exchange for $3,000.

The incident highlights the challenges of dealing with squatters, as once they have gained access to a property, it can be difficult to remove them. Experts recommend regularly monitoring vacant properties and investing in high-quality locks and security systems to prevent unauthorized entry.

If faced with squatters on your property, it is crucial to contact local law enforcement immediately and seek legal advice on eviction proceedings. Each state has different laws regarding squatters’ rights, so it is essential to understand your rights and options for removing them legally.

Ultimately, dealing with squatters can be a complex and challenging process, but with proper precautions and legal guidance, homeowners can protect their properties from unauthorized occupants.
