As a homeowner, you are well aware that the financial responsibilities of owning a home go beyond just the mortgage payment. On average, homeowners face nearly $16,000 in annual housing costs, including expenses such as homeowners’ insurance, property taxes, and maintenance. This equates to an additional $1,325 a month in homeownership costs on top of the mortgage payment, according to a recent analysis by Zillow and Thumbtack. Maintenance costs were found to be the highest annual expense.

In expensive cities like New York and San Francisco, these housing costs can be even higher, reaching $24,000 and $22,000 annually, respectively. However, there are steps that homeowners can take to lower these expenses and make homeownership more affordable.

One effective way to save on energy bills is to prepare your home for seasonal changes. By sealing any leaks in your home and changing HVAC filters regularly, you can improve energy efficiency and reduce costs. Additionally, investing in a smart thermostat can help monitor and optimize your HVAC system for both comfort and efficiency.

For homeowners looking to identify electricity bill savings, purchasing a watt meter or energy-monitoring smart plug can provide insights into the energy consumption of household appliances. By understanding the cost of running specific devices, homeowners can adjust their usage habits and potentially save money in the long run.

Federal rebates are also available for low to moderate-income families to make significant energy-saving home upgrades. Programs like the Home Energy Performance-Based Whole-House Rebates Program (HOMES) and the Home Electrification and Appliance Rebates (HEAR) offer financial assistance for energy-efficient improvements.

In addition to energy-saving measures, homeowners can also take steps to reduce homeowners’ insurance costs. By raising your deductible, asking for discounts, and improving your credit score, you may be able to lower your premium payments.

While some states are considering the elimination of property taxes, experts warn that this could create more problems than it solves. Instead, homeowners are advised to carefully review their property tax assessments each year and look for any discrepancies that could be challenged or corrected.

To avoid costly emergency repairs, homeowners should prioritize preventative maintenance tasks such as cleaning gutters, inspecting the roof, and checking for leaks under sinks. By staying proactive with home maintenance, homeowners can avoid unexpected expenses and keep their homes in good condition.

By implementing these tips and strategies, homeowners can lower their monthly housing costs and make homeownership more manageable within their budget. It’s important to stay informed about available resources and programs that can help reduce expenses and improve the overall affordability of owning a home.
