Nick Donahue’s upbringing was deeply rooted in the construction industry, with his parents being involved in building houses. Growing up, he was constantly surrounded by conversations about the U.S. construction industry, as his father constructed homes for major developers and his mother sold to big-box builders along the East Coast.

His curiosity was piqued by the exorbitant cost and lengthy timeline associated with designing a custom home, as well as the limited options available to most people who had to settle for whatever the developers were offering at the time. This led him to drop out of NC State and relocate to the Bay Area, where he embarked on a mission to address these issues by founding a company.

Atmos, the brainchild of Donahue, aimed to revolutionize the custom home design process using technology. The company, which went through Y Combinator and secured $20 million in funding from investors like Khosla Ventures and Sam Altman, employed designers to work with clients while utilizing software to streamline the backend operations. Despite growing to 40 employees and generating $7 million in revenue, Atmos ultimately faced challenges when rising interest rates made it difficult for clients to afford their dream homes, leading to the closure of the company nine months ago.

Undeterred by this setback, Donahue embarked on a new venture with Drafted, a company that leverages AI-driven software to generate residential floor plans and exterior designs within minutes. Unlike Atmos, Drafted focuses on simplicity and efficiency, offering customization at affordable prices without the need for designers on staff. The company, which is nearly five months old, has six employees, including four former members of Atmos, and has raised $1.65 million in funding.

Drafted’s innovative approach to custom home design has garnered attention from investors like Bill Clerico of Convective Capital, Patrick Collison of Stripe, and Jack Altman, among others. The company’s unique AI model, trained on real house plans that have been built and approved for permitting, allows for cost-effective and practical customization. While Drafted currently specializes in single-story homes, plans for multi-story and lot-specific features are in the pipeline.

Despite the niche market for custom-designed homes, Clerico believes that Drafted has the potential to disrupt the industry by making custom design more accessible and appealing to a broader audience. Donahue draws parallels to Uber’s transformation of the transportation sector, envisioning a future where custom-designed homes are the norm rather than the exception.

As Drafted continues to gain traction with around 1,000 daily users since its public launch, Donahue’s deep understanding of the challenges in the custom home design process positions the company for success. With a dedicated team and a commitment to customer satisfaction, Drafted aims to become the go-to platform for individuals looking to design their dream homes with ease and affordability.
